Carlsbad Subdivisions

Carlsbad has a number of different subdivisions & communities. Here is a list of the Aviara real estate community subdivisions and some information on each:

Tramonto:
This Aviara neighborhood of 131 homes highlights panoramic views of the Batiquitos Lagoon and surrounding hillsides. The two-story homes range in size from 1,700 to 2,320 sq. ft.

Avocet:
Named for a graceful shorebird that enjoys the waters of the Batiquitos Lagoon, this Aviara community has 95 homes ranging in size from 2,260 to 2,818 sq. ft. A number of homes have breathtaking lagoon views.

Mar Fiore:
Mar Fiore has 137 single family detached homes spread over three areas of Aviara. Ranging in size from 2,850 to 3,942 sq. ft., these homes offer spectacular ocean, lagoon, golf course and open space views.

Sandpiper:
Sandpiper has 116 homes spread over three areas of Aviara. This "family friendly" one and two-story community offers ocean and golf course views. The homes range in size from 2,320 to 2,888 sq. ft.

The Bay Collection:
This brand new ocean view community features elegant Craftsman bungalow, Spanish or French Country homes ranging in size from 2,840 to 4,203 sq. ft.

Seaport:
Seaport is a very private established neighborhood of mostly single story homes with larger lots. It’s within close walking distance of schools, shopping, dining, post office, movies and lagoon hiking trails.

Spinnaker Hill:
Spinnaker Hill is an ocean and lagoon view established neighborhood of mostly single story homes with larger lots. The hillside neighborhood is just minutes to the coast with some of the best vistas in the Aviara area.

Mariners Point:
Mariners Point is a family friendly neighborhood of higher end ocean view homes, only blocks from Poinsettia Park and within walking distance to schools.

Alta Mira:
Alta Mira is an established ocean view condominium and townhouse community of 326 units with bountiful greenbelt and only minutes from the beach and amenities.

Las Playas:
Las Playas is an established town house community within minutes of the beach, freeway and amenities. Many of the 392 units offer ocean views and all include a nice yard.

Carlsbad Crest:
Carlsbad Crest offers established condominiums and townhouses with a cottage feel in a park-like setting. These 260 units are close to the beach, freeway and amenities and many offer panoramic views of the coast.
