About the Carlsbad Real Estate Market
If you're looking to experience coastal living at its finest without the hustle and bustle of the city, than Carlsbad, California may be the place for you. Located in North County San Diego surrounded by Oceanside to the north, Vista and San Marcos to the east, and Encinitas to the south, Carlsbad is conveniently located 86 miles south of Los Angeles and 31 miles north of Downtown San Diego. Carlsbad has more than 6 miles of coastline featuring beautiful beaches, lagoons and breathtaking topography.

Carlsbad is separated into 4 distinct areas or quadrants each having a unique appeal to tourists and residents alike. You will find a variety of homes for sale in Carlsbad:

The Northwest is known as the more established area within the zip code of 92008. This area attracts tourists looking for quaint shops and restaurants along Carlsbad Village Drive. Northwest Carlsbad Real estate consists of some of the oldest Carlsbad homes to new construction. There are some very unique, not so 'cookie cutter' homes & condos in this area. Some of them have amazing ocean views gazing over the Pacific Ocean. Closer to the coast near Carlsbad Blvd or the 101 in the area of Olde Carlsbad are some of the more exclusive homes for sale in San Diego with beachfront and white water view locations. These are the most expensive luxury Carlsbad homes that can be priced over $10 million. One of the more well known subdivisions in this area is Terramar. Terramar's community consists of private gated access to the beach so you don't have to own a beachfront home to have private access.

To the east of 92008 is the zip code of 92010. This area is almost all residential housing which sustains the growing population of Carlsbad. Some of the communities include Calavera Hills, Mystic Point, Tanglewood, and the Colony. If you are okay with being a little further from the coast and are looking for a little more property for your money than you may want to consider this area.

The Southeast of Carlsbad has additional residential areas and some of the newest master planned communities. These communities include La Costa Oaks, La Costa Valley, La Costa Ridge, La Costa Greens, Rancho Carrillo and Bressi Ranch. La Costa is the most established community within this area. It is home to the world famous La Costa resort and Spa. After recent extensive renovations from it's initial establishment in 1965, the resort has gone from being the first full service spa resort to home of the Chopra Center, the Acura Classic tennis tournament, and PGA golf tournaments. These areas have been well appointed with the appropriate amount of shopping, schools and amenities to create a very convenient lifestyle while still enjoying the temperate climate and close proximity to the beach that Carlsbad has to offer.

The final area is the Southwest which includes Aviara in the 92011 zip code. Aviara is one of the most desirable resort towns in Southern Califirnia. It hosts the Four Seasons Aviara, a world class resort and golf destination. Streets and neighborhoods are well maintained and most of the communities are under the regulation of the Aviara Master Association. This keeps the area very well maintained and on par with the most exclusive communities in the country.
